June 2026 Shows Stability as Prices Continue to Normalize

The City of Peterborough housing market continued its steady pace in June, with sales activity remaining strong while home prices settled into a more balanced range compared to last year.

A total of 110 homes sold during the month, a slight 1.9% increase over the 108 sales recorded in June 2025. This marks another month of consistent buyer activity, showing that demand remains healthy despite changing market conditions.

The average sale price came in at $589,486, down 5.4% from $623,169 one year ago. While prices have softened year over year, this doesn’t necessarily indicate a weak market. Instead, it reflects a continued return to more sustainable pricing after the rapid appreciation experienced during the pandemic years. Across Ontario, average home prices also declined year over year, although sales activity improved, suggesting many markets are experiencing a similar rebalancing.

One of the biggest indicators of market balance is inventory. June finished with 346 active listings, virtually unchanged from the 345 available homes at the same time last year. This consistency gives buyers more options without creating an oversupply of homes.

Homes sold in an average of 36 days, indicating that well-priced properties continue to attract buyers relatively quickly. While homes may take a little longer to sell than they did during the height of the seller’s market, desirable properties that are priced appropriately are still generating strong interest.

 

What This Means for Buyers

For buyers, today’s market offers more opportunity than we’ve seen in recent years. Stable inventory levels provide more choice, while moderating prices can improve affordability and reduce the pressure of competing in multiple-offer situations. Buyers have more time to make informed decisions, but desirable homes are still moving quickly.

 

What This Means for Sellers

Although average prices are lower than a year ago, homes continue to sell at a healthy pace. The key to success in today’s market is realistic pricing and strong marketing. Buyers are well-informed and have more options than they did a few years ago, making presentation, photography, and strategic pricing more important than ever.
