Real Estate Market Analysis for July 2026

A More Balanced Market as Summer Continues

The City of Peterborough real estate market continued to show signs of balance in July, with home prices remaining relatively steady while sales activity softened slightly compared with this time last year. After several months of market normalization, buyers are continuing to have options, while well-priced homes are still attracting attention.

According to July 2026 market statistics, 98 homes sold in the City of Peterborough, compared with 102 in July 2025. That represents a 3.9% year-over-year decrease in sales. While activity was slightly lower than last summer, the difference is modest and suggests that buyers remain active in the market.

Home Prices Show Modest Year-Over-Year Decline

The average sale price in July 2026 was $605,068, compared with $621,768 in July 2025. This represents a 2.7% decrease year over year.

While prices are lower than they were a year ago, the July average remains above the $600,000 mark. The relatively modest decline also points to a market that is continuing to stabilize rather than experiencing a significant drop in values.

It’s important to remember that average sale prices can be influenced by the mix of properties that sell in any given month. A month with more higher-priced homes selling can push the average upward, while a greater share of entry-level or lower-priced sales can bring it down. Looking at longer-term trends alongside monthly statistics provides a clearer picture of the overall market.

Fewer Active Listings Than Last Summer

There were 325 active listings in Peterborough at the end of July, down from 360 at the same time last year.

That’s a decrease of approximately 9.7% in available inventory, giving buyers fewer properties to choose from than they had a year ago. Despite this reduction, the market is still providing buyers with opportunities to compare properties and negotiate, particularly where homes have been sitting on the market.

The latest market data from other sources also continues to characterize Peterborough as a relatively balanced market, although different sources use different geographic boundaries and methodologies, so the figures aren’t directly interchangeable with the City of Peterborough statistics above.

Homes Are Selling Faster

One of the more notable July statistics is the average of just 28 days on market.

That’s a meaningful improvement in selling speed compared with the 36-day figure reported for June 2026 in recent market data.

For sellers, this is an encouraging sign. Buyers are still making decisions and moving forward when they find a property that is appropriately priced and meets their needs. At the same time, the market isn’t moving so quickly that buyers have to make decisions without doing their due diligence.

What Does This Mean for Buyers and Sellers?

For buyers, July’s numbers suggest there are still opportunities in Peterborough. With 325 active listings and sales taking an average of 28 days, buyers have choices but should be prepared to act when the right property comes along. Negotiation remains an important part of the process, particularly for properties that may be priced above current market expectations.

For sellers, pricing and presentation continue to matter. The 2.7% year-over-year decline in average price shows that today’s market is different from the one sellers experienced a few years ago. Homes that are priced competitively and presented well are more likely to attract serious buyers and sell within a reasonable timeframe.

The Bigger Picture

July’s numbers reinforce a trend we’ve been seeing throughout 2026: Peterborough’s housing market is settling into a more balanced and sustainable environment.

Compared with July 2025, the average sale price is down 2.7% and sales are down 3.9%, but inventory is also lower and homes are selling in an average of 28 days. These aren’t the signs of a market that has stalled—they point to a market where buyers and sellers are continuing to participate, but expectations have shifted.
