The October 2026 real estate numbers for the City of Peterborough show a market that continues to hold its ground. While the number of homes sold was slightly lower than this time last year, average sale prices moved in the opposite direction, increasing by 4.1% year over year.
For buyers and sellers alike, the latest numbers offer some insight into how the local market is evolving as we move further into the fall season.
Home Prices Continue to Show Growth
The average sale price in Peterborough reached $571,456 in October 2026, up from $548,856 in October 2025. That’s an increase of approximately $22,600, or 4.1% year over year.
This suggests that home values in Peterborough have remained relatively resilient, even as the pace of sales has eased slightly.
Sales Activity Sees a Modest Decline
There were 93 homes sold in October 2026, compared to 98 sales during the same month last year. This represents a 5.1% decrease in sales activity.
While fewer homes changed hands compared to October 2025, the difference is relatively modest. Buyers are still active in the market, but purchasing activity is not quite matching last year’s pace.
Fewer Homes on the Market
Active listings also declined year over year. Peterborough had 321 active listings in October 2026, compared to 348 in October 2025, representing a decrease of approximately 7.8%.
With fewer properties available, buyers have a smaller selection to choose from than they did at this time last year. For sellers, this may mean less competition from other listings, although pricing and presentation remain important factors in attracting serious buyers.
How Long Are Homes Taking to Sell?
Homes in Peterborough spent an average of 41 days on the market in October 2026 before selling.
This provides a useful reminder that today’s market often requires patience. Buyers have time to consider their options, while sellers should be prepared for a selling process that may take longer than what was common during the fast-paced market conditions of previous years.
What Does This Mean for Buyers and Sellers?
October’s numbers point to a market where prices are holding up, but sales activity has softened slightly and available inventory has tightened.
For buyers, fewer active listings mean that finding the right property may require a little more patience. However, a market that isn’t moving at the pace of previous boom years can also provide more opportunity to make informed decisions.
For sellers, the year-over-year increase in average sale prices is encouraging. However, buyers remain thoughtful about their purchases, making realistic pricing, strong presentation and an effective marketing strategy important parts of a successful sale.
As always, real estate is local, and market conditions can vary significantly depending on the neighbourhood, property type and price range.
Looking Ahead
As we move toward the final months of 2026, it will be interesting to see whether sales activity picks up or continues at a more measured pace.
One thing is clear: the Peterborough real estate market continues to evolve, and understanding the local numbers is an important part of making informed real estate decisions.
