Real Estate Market Analysis for May 2026

The City of Peterborough real estate market saw a dramatic increase in activity in May 2026, with home sales nearly doubling compared to the same time last year. While average sale prices softened, increased buyer activity suggests confidence is returning to the local housing market.

A total of 205 homes sold in May 2026, representing an impressive 88.1% increase over the 109 sales recorded in May 2025. This marks one of the strongest year-over-year gains in sales activity we’ve seen in recent years.

At the same time, the average sale price was $591,334, down from $639,394 in May 2025. This represents a 7.5% year-over-year decrease, creating improved affordability for buyers who may have been waiting on the sidelines during higher-priced market conditions.

Inventory also increased, with 347 active listings available at the end of May compared to 315 active listings one year ago. More choice, combined with moderating prices, has helped create a more balanced environment for buyers and sellers alike.

Homes sold in an average of 36 days, indicating that while properties are still moving, buyers are taking more time to evaluate their options than they did during the highly competitive markets of previous years. Similar trends have been seen across many Ontario markets, where sales activity has increased while prices have adjusted from recent highs.

For buyers, the current market offers a welcome combination of increased inventory, more negotiating power, and improved affordability. With more homes available and prices below last year’s levels, buyers have greater opportunities to find the right property without facing the intense competition that defined many recent spring markets.
